Let’s roll up our sleeves and take this on! Here is a handy home buying checklist to help you consider all you need to know for purchasing your dream home!
- Find a great lender and get pre-qualified. Friends and family are great sources for lenders.
- Select a qualified Realtor. While you are asking for a lender, ask your friends and family for a Realtor they love.
- Look for home based on your budget, neighborhood, and your wants and needs in a home.
- Once you find a home, make an offer through your Realtor. Let your Realtor walk you through all the paperwork.
- Make sure your earnest money deposit funds are readily available in your bank account.
- Negotiate your offer. Your Realtor will make sure that your terms are met.
- With an accepted offer, hire a qualified home inspector and have the home inspected.
- Do your due diligence on the home within your designated inspection period. Drive the neighborhood at all times of the day and on different days to see what the activity is like.
- Negotiate repairs with the seller. Focus on the big items; condition of the roof, plumbing and electrical issues, and any structural concerns.
- Work with your lender timely and ensure all paperwork is submitted in order to keep your loan approval moving.
- Have the home appraised through your lender.
- Review the title commitment report from the title company. Make sure the home is free of liens.
- Shop for a homeowners insurance policy.
- Discuss title policies with the title company.
- Make sure negotiated repairs are completed by the seller. Obtain copies of receipts and visually make sure repairs are completed at the final walkthrough.
- Sign all of your closing papers.
- Obtain your keys and back up the moving truck!
