Creating a Top-Notch Listing Packet

Great news – You’ve been approached to sell a home for some potential clients! But now what? Creating a top-notch listing packet is key to landing the client. What is a Listing Packet and what should be included? 

A Listing Packet, or a pre-listing presentation, is essentially information about you and the services you provide to your clients.  It is sent to clients BEFORE the listing appointment. One objective that this achieves is to provide information to your clients about you and your company.  This way, at the Listing Presentation, you’re there to talk about THEM instead of talking about yourself.

What to Include in a Top-Notch Listing Packet

So, what should you include in your listing packet? Here are just a few of the many suggestions that can be included:

  • Brief bio and company bio
  • Your Value Proposition
  • Marketing Plan
  • Timeline of the selling process
  • Listing photography information

 

It is a good idea to create the fliers and have them handy so that the packets can be assembled quickly and mailed out.  You can slip everything in a pocket folder, or even an envelope. To streamline the process, assemble listing packets ahead of time so they can be sent to clients very quickly. Start basic and build from there, but make sure the information is always compiled neatly and in a professional manner.

Deliver the listing packet to your potential client 3-4 days ahead of time so they have time to review it and determine questions that they may have.  Options for delivering the listing packets include having your favorite title company courier them over, send in the mail or even hand deliver it yourself. 

The presentation of this information should also make a statement because you are giving them a gift; a gift of information about you. You can include a handwritten note, a cookie, or even certificates for a movie and popcorn. Doing so will make you stand out since your competition is probably not doing this.
