Multiple Offers, Now What?
In a seller’s market such as this, it is very common for sellers to receive more than one offer on his or her home. Depending on the route that you want to take there are plenty of options for how to move forward.
One example is that you can accept the best offer. Your realtor can inform all potential buyers that other offers are on the table and invite those buyers to make their best offer. As the seller you have the ability to do what you want with the offers that you receive. You can counter one offer while putting other offers to the side to see what price you get from the counter. Or you can counter one offer and reject the other offers that you received, it’s all up to you.
Whichever way you decide to approach the situation remember that each approach has its advantages and disadvantages. For example, patience may result in receiving a better offer than those that you have received. On the other hand, encouraging buyers to put their best offer on the table may cause buyers to break off negotiations as they could feel that their offer was fair to begin with.
If you are having a hard time deciding which approach to take, asking for the advice of your listing broker can help. Although there is never a guarantee as to how any particular buyer will act or react in a situation, it can help you gain clarity in order to make your decision.
