How to Select an Agent

Having a real estate agent to help you throughout your buying and selling process is essential. That being said, as a buyer or seller, you should interview several potential real estate agents before settling on the perfect real estate agent for you. Similarly, real estate agents are selective about their clients to make sure that he or she is a good fit for you as well. You can interview an agent over the phone or talk in person, but make sure that when you do so you discuss these areas so that critical issues aren’t being overlooked.

The first question that you should ask your potential Realtor is how long he or she has been in the business. There’s not a bar exam for real estate agents, they learn on the job. In fact, much of their experience depends on their level of training and whether they have access to competent mentors. A newly licensed agent can still be just as great and competent as an agent who have been in the real estate business for years. The more sales the agent has completed, the better.

Another question that should be asked is what the agent’s strategy for marketing the property is. As a seller, you will want to know how the agent plans to market your home to find a buyer. You want to make sure your know what the process looks like so that you can prepare for it. As a buyer, you will want to know how the agent plans to search for a home that fits your needs. By understanding this, you will be able to learn what the agent is doing on your behalf to secure a home that fits you.

Another great question to ask a potential real estate agent is if he or she has any references. References are great as they help you to gain insight into how the agent works with other buyers and sellers, as well as other agents. Asking for references from inspectors or plumbers is great information to know as well as it shows you the agent’s ability to work with others. This will also help you to understand how the Realtor will help you find other professionals. If the real estate agent already has a relationship with an inspector or title company, that makes finding someone easier.

Lastly, you should ask a potential real estate agent how much he or she charges. All real estate fees are negotiable and agents typically charge from 1% to 6% to represent one side of the transaction. Understanding how much the agent charges will help you to determine if the agent fits your needs.
